About Real Estate in Felton
Felton is a great place to call home due to its sunny temperate weather, quaint and lively Downtown area, easy access to amenities, and its proximity to both the beach and multiple state parks. Felton offers a variety of outdoor activities including: hiking or mountain biking, riding a steam train through the redwoods, and exploring the many swimming holes along the San Lorenzo River. Many people also like Felton for its well-rated schools located on a large tri-campus with an excellent bus system and both hot breakfast and lunch served to its students. Residents can even purchase an affordable annual pass to gain access to SLV High School's large lap/rec pool. Another perk to living in Felton is that it is a reverse commute into Downtown Santa Cruz and other south-county areas (Aptos, Capitola, Soquel, East Side Santa Cruz). Most homes in Felton are on public water (or private water company) and septic systems. Here are my favorite things about each of the main Felton neighborhoods:

South Felton - Flat, sunny, walkable to Downtown Felton, lots of community events throughout the year

Fall Creek - Easy access to SLV elementary, middle, high school tri-campus as well as the beautiful Fall Creek State Park

Lompico - Buried in the redwoods and backing up to Loch Lomond Reservoir and recreation area, this is one of the most affordable areas in Santa Cruz County. Although it is further from amenities and tends to be a little darker/colder, it has a great community and events throughout the year

Zayante - Similar to Lompico but a little more accessible, this is another affordable part of Felton nestled in the redwoods and has some nice amenities like a quaint market and popular Trout Farm restaurant/pool

Forest Lakes - This community just past South Felton on Highway 9 towards Santa Cruz, has its own recreation area with swimming hole, community events, and private water company

Big Foot Hill - Adjacent to Forest Lakes, this area enjoys close proximity to Downtown Felton

Mount Hermon - This community was originally developed around a still-active Christian retreat/conference center, with beautiful facilities (including pool, hiking trails, and ropes course!) that residents can pay a fee to access. It has its own mutual water company and the conference center has first right of refusal of any home sales in the area.

Felton Grove - Close to Downtown Felton, Roaring Camp, and Covered Bridge Park this area is extremely accessible but is prone to flooding as it backs up to the San Lorenzo River
